Plan Requirements

To simplify the process of designing, selecting, specifying, and pricing the homes for Lake Oliver, the developers will be offering a portfolio of home plans with a vast array of design options to ensure uniqueness. Buyers will have the option to design a custom home (subject to the terms of the development's architectural guidelines) and work with a custom builder (subject to approval by the developer), but for the vast majority of buyers, we expect that our pre-designed home packages will be a great solution. Pre-designed house plans offer several advantages:

  • House plans can be matched to specific lots so you don't fall in love with a floor plan only to discover that it won't fit on the lot you have chosen
  • Pre-designed house plans can be pre-priced by the builder so you can see the financial impact of every decision you make in real time
  • If a builder anticipates building a floor plan more than once, there is an incentive to "value engineer" the plan to minimize construction waste. This process may cycle back to the designer to improve the plan for future buyers of the same floor plan. In a "one-off" plan, this feedback loop is rarely closed.

Lake Oliver has developed a collection of house plans that take full advantage of the views of the lake, provide side-yard privacy from neighbors, and offer the practical, open floor plans that allow for spontaneous entertaining and a casual lifestyle.

Princeville is a spacious story-and-a-half plan with main level owner suite. Upstairs there are two bedrooms and an optional bonus room over the garage. The back porch can be open, screened, or enclosed for year-round living.

Glen Lake is designed for a narrow lot where the grade level rises from the garage floor to the back of the home. The home is spacious in spite of its 24 foot width. The great room opens to a full-width porch. There are bedrooms on all three levels.

Cascade is designed to take advantage of views from the front and side of the home. The plan features bedrooms on three levels and decking on three sides of the house.
