Development Schedule

To build a lake the size of Lake Oliver requires an extraordinary amount of vision, design, engineering, care, regulatory oversight, tenacity and money. Since the Kurtenbach family hatched the idea of building a lake on their property, we've seen flooding in New Orleans and areas of the Midwest. We've experienced the complete collapse of the credit markets and the housing market. If ever there were a time to walk away from a project - surely 2007-08 was it. And yet, through all the adversity and challenges, the dream of a lake in Central Illinois, fewer than two hours drive from the Loop, a place that enables families to reconnect and establish life-long memories has kept the project moving ahead. Today Lake Oliver is rapidly taking shape - not yet in a physical sense - but certainly as a viable plan. Soon those plans will become tangible. An experienced management team is in place. Design and engineering work is being refined. Financial support is lining up. As firm dates become known, particularly the approval targets from the US Army Corps of Engineers and the Illinois Department of Natural Resources, detailed construction timelines and sales/marketing activity will be posted here.

Project Overview

Lake Oliver LLC is a conservation residential resort community surrounding an approximately 300 acre lake and five smaller lakes ranging from 3.5 to seven acres on approximately 1,000 acres of farmland in Chatsworth, Illinois. The concept plan envisions a mixed-use development with 950 homes, including 256 single family homes with water frontage; 114 “Bay Homes” on small lots; 224 condominiums on the water, 174 homes on smaller lakes, and 182 off-lake lots in natural settings.

Lake Oliver is located just 75 miles southwest of Naperville, 100 miles from the Chicago Loop, and within 50 miles of Kankakee, Bloomington/Normal, and Urbana/Champaign.

Amenities

Can you claim fresh air and clean water and starry skies and tree frogs and crickets and laughter and smiles as amenities? Can you describe the process of kicking the water with your toe from the edge of a dock on a hot summer day as an amenity? If so, Lake Oliver is blessed with a host of entertainment alternatives. Sure there will be a clubhouse and marina and boats and bike paths and nature trails and playgrounds and beaches and fountains. But there will also be neighbors and families and friends working together in a community garden. There will be bonfires and ghost stories. Fishing and hayrides. And tennis lessons and horseshoe pitches. Knot tying and whittling. Capture the Flag and Kick the Can.
